Most cities in the Metro area require home owners to have their furnace or boiler certified that they are operating at safe and efficient levels before you can sell your home. Rental property owners are required to have regular safety checks done and recorded with the city the property the home is located in. Only a licensed technician can perform this task correctly and sign the form that is required for Certification.  If you have multiple pieces of equipment we offer a reduced rate for additional equipment on site.

Every manufacturer recommends that a furnace, boiler, or air conditioner be properly cleaned and checked every year.  Surveys conducted by a leading alternative energy company have shown that most heating and cooling systems do not perform to manufacturers' specifications. Of the systems tested, 90% were found to have efficiency problems, 60% had inadequate airflow, and more than 80% were operating in adverse conditions resulting in excessive energy consumption and early mechanical failures.

At Midland Heating and Air Conditioning we do the common elements any good tune-up contractor would do such as gas valve tuning with a manometer, burner adjustments, heat anticipator adjustments, testing of components such as limit switches, roll out switches, ignition components, amp draw readings from the main blower and inducer motor fans, and fan speed adjustments. But then we dig deeper to really bring your furnace, boiler, or air conditioner back to factory fresh standards and get them running at peak efficiency.

Our techs will remove the blower out of the furnace and clean the fan blades. When a blower motor becomes packed with dirt, dust and debris, the effects can be very costly. A thin layer of dust or dirt on the fan blades can reduce air flow to your house by as much as 30%.  In some cases the blower motor’s amp draw will run higher due to dirt build up which creates excessive heat and possible motor burn out.  A new blower motor installed will set you back anywhere from $500 - $1100 depending on the make and model of the furnace. Another benefit of removing the blower motor is to allow our Techs to thoroughly inspect your heat exchanger. From the blower compartment looking up gives the greatest line of sight viewing of the heat exchanger.

On average a dirty evaporator coil (indoor coil on top of furnace) will cause an air conditioner to run 20-30% less efficient than a clean evaporator coil. This can translate into serious money savings on your energy bill and much better air flow during cooling and heating season. Another thing to consider before you hire a contractor to do this job is only EPA Certified Technicians can legally be anywhere near your evaporator coil, which is at the heart of your HVAC system.

Midland Heating and Air Conditioning has EPA Certified Technicians that will perform a very thorough evaporator coil cleaning. We vacuum the interior and exterior coil surfaces to dislodge any particulate build up that can restrict air flow through the coil fins. The condensate drain pan and drain line are cleaned to ensure that no obstructions are left behind. If any fins are found bent, the fins will be straitened with a coil fin comb. For an extra charge we can also apply a bio-degradable pressurized evaporator foam cleaner to wash all the way through the coil to deep clean and kill microbial and fungal growth.

Midland Heating and Air Conditioning has EPA Certified Technicians that will perform a very thorough condensing coil (the outdoor unit of your air conditioning system) cleaning by washing the interior and exterior coil surfaces to dislodge any particulate build up that can restrict air flow through the coil fins. Restrictions in airflow will drastically affect your air conditioners efficiency and can lead to mechanical failures too. Our Techs also perform a "superheat" or Sub-cooling Refrigerant Charge Calculation (which unfortunately gets skipped by low price tune up contractors), to ensure that your air conditioner is charged correctly. A correct freon charge ensures that your air conditioner is running at peak performance and efficiency.

Furnace / Boiler / Air Conditioning Replacement

Heating and cooling can account for more than 60% of your home's energy costs

When a furnace, boiler, or air conditioner is not sized or installed correctly, this percentage can be even higher. Improper installation can also increase the short-cycling of the equipment, which can compromise comfort and increase wear and tear.

Midland Heating and Air Conditioning understands there is a big difference between new construction and replacement HVAC work. New construction HVAC work is where most heating contractors make their living; and most are very good at it. New construction is more like production work however. It's what I would call "behind the scenes work." The work gets done but no one pays much attention to it until it's finished.

Replacement HVAC work is totally different. From the moment Midland employees arrive at your home to final clean-up we know we are working where you live. We must be very careful to protect your home and furnishings. What we do before we're finished is just as important as the finished product. We are residential HVAC specialists and have set up our process and procedures just for the challenges of replacement work. We are in and out generally the same day. We are clean, neat and efficient. How to choose a Furnace / Boiler / Air Conditioner

Heating or cooling equipment is not a stand alone appliance like a refrigerator or washing machine, which can be operated and tested in a laboratory setting. You cannot simply plug heating and cooling equipment into an electrical outlet and record how they operate. Heating and cooling equipment is part of a system, and it is that system, right or wrong, which will determine how well the heating or cooling equipment will run and also how long it will last.

Famous name brands are meaningless if the installer does not have the experience particular to the system they are installing. The manufacturers can advertise all they want, but their product’s function depends on the installer, not the name brand. Granted, some brands of equipment are manufactured better than others, but the best manufactured equipment with the worst installation is not better than the worst equipment with the best installation. Heating and cooling equipment needs proper ducting, piping, and venting to work properly, it cannot work well on its own.

Consumer Guides cannot accurately compare heating and cooling equipment because each installation must also be compared, and this is impossible. The AFUE or efficiency may be compared, the height and weight and costs may be compared, but how well the equipment works is completely dependent on the installation.

How Large of a Furnace / Boiler / Air Conditioner do you need?

When it comes to heating and cooling equipment size matters - a furnace, boiler, or air conditioner that's too small won't keep the house comfortable during extreme heat/cold. To avoid that possibility, most installed heating and cooling equipment is too large for the home they're installed in. Cost is only one of the problems with an oversized unit. Compared with correctly sized equipment, a furnace, boiler, or air conditioner that's too large will cycle on and off more frequently. That puts more wear on its' components, wastes energy, and may cause the temperature to vary uncomfortably. To be sure of correct sizing, choose a contractor who takes the time to calculate heating/cooling needs for the house using an industry-standard calculation, such as found in the Air Conditioning Contractors of America's Manual J. Such calculations take into account the climate, along with the house's size, design, and construction.

Choosing a furnace should not the homeowner’s only concern, it is the contractor’s concern. Choosing a contractor is the homeowner’s job. Choose an honest reputable contractor who's experience has taught them which furnaces to use and which ones to avoid.
